Put Your Money to Work in Real Estate Without Being a Landlord
Simple Sell Properties partners with private investors to acquire and renovate single-family homes in the St. Louis area. You provide capital. We find, fund, renovate, rent or sell. Your investment is backed by real property.
Three Simple Steps
We find the deal.
We source off-market and discounted single-family homes, underwrite every one, and only move forward when the numbers leave room for safety.
You fund it, secured by the property.
Your capital goes toward purchase and renovation, closed through a licensed title company, with your interest recorded against the property.
We execute and you get paid.
We manage the renovation and sale (or refinance). You receive your return from the proceeds at closing.
Choose the Structure That Fits You
Every option follows the same simple path: your capital goes into a specific property, the project is completed, and you're paid out. What changes is how your return is earned.
Private Lending
- You lend capital against a specific property, secured by a recorded lien.
- Interest accrues at a fixed rate for the loan term, regardless of the sale price.
- You're repaid your principal plus interest at payoff (or interest monthly, depending on terms).
- Secured by a recorded first-lien deed of trust
- Typically 6–12 month terms
- Passive: no management, no tenants
- IRA / self-directed retirement funds may be eligible
Best for: predictable, passive income
Hybrid Partnership
- You invest capital in a specific property, with loan-style protection.
- A base return accrues for the project term, like a loan.
- At completion you receive your capital, the base return, and a share of the profit.
- Downside protection of a secured loan
- Upside participation when the deal performs
- Ideal for investors who want both
Best for: steady returns with upside
Equity Partnership
- You co-invest in a property-specific LLC alongside us.
- We execute the plan while you receive progress updates.
- At sale or refinance your capital is returned first, then profits are split per the agreement.
- Highest upside potential, shared risk
- Capital returned first, then profits split
- Available only through private offering documents
Best for: maximum upside, shared risk
Specific rates, splits, and terms vary by deal and are shared privately after an introductory call. All investments involve risk, including possible loss of principal. Equity partnerships are offered only through private offering documents.

Common Questions
What's the minimum investment?
Minimums vary by deal, typically starting at [$X]. We'll discuss on our intro call.
How do I get paid?
For loans, principal and interest are paid at the sale or refinance closing (or monthly, depending on terms). For partnerships, distributions follow the agreement.
What happens if a deal doesn't go as planned?
Every investment carries risk. Lenders are protected by a recorded lien and conservative leverage, meaning the property itself secures the loan. We'll walk through risk scenarios before you invest.
Can I use retirement funds?
Often, yes, through a self-directed IRA custodian. Talk with your custodian and tax advisor first.
Will I get updates?
Yes. You'll receive progress updates and photos throughout the project.
Do I need to be an accredited investor?
Not necessarily for private lending. Equity partnerships are typically limited to accredited investors. We'll clarify on our call.
