The Basics
Who is Simple Sell Properties?
We're a local St. Louis real estate investment company. We buy houses directly from homeowners for cash, renovate them, and put them back on the market as quality housing — which helps revitalize neighborhoods while giving sellers a fast, respectful way to move on.
Are you real estate agents?
No. We're the actual buyer. We don't list your house or show it to the public — we purchase it ourselves, which is why there's no commission and no waiting on another buyer's financing.
What areas do you buy in?
St. Louis and the surrounding metro are our main focus, and we also buy houses throughout Missouri. If you're not sure we cover your area, just reach out — we'll tell you right away.
What kinds of houses do you buy?
Residential properties in almost any condition, including:
- Inherited and probate properties
- Houses facing foreclosure
- Homes needing minor or major repairs
- Vacant or fire-damaged properties
- Rentals, including ones with difficult tenants
Do I need to clean or repair anything before selling?
Not at all. We buy homes as-is — damage, clutter, outdated systems, code violations and all. No cleaning, staging, or fixing required.
Process & Timing
How does the process work?
Five simple steps:
- Reach out with a few basic details about the property.
- Quick assessment — we schedule one visit at a time that works for you.
- Cash offer — you get a straightforward, no-obligation offer within 24–48 hours.
- Pick your closing date — as soon as 7 days, or later if you need more time.
- We handle the paperwork, from title work to closing documents.
How quickly can you buy my house?
Most purchases close within 7–14 days. If you need longer — to find your next place, wait on a job move, or settle an estate — we'll set the closing date around your schedule.
How soon will I get an offer?
Usually within 24–48 hours after we see the property.
Will there be showings or open houses?
No. There are no listings, open houses, or strangers walking through. It's one quick visit from us, and the sale stays private and discreet.
Will you need an inspection or appraisal?
No bank appraisal and no inspection contingencies. Our one walkthrough is all we need to make an offer.
Who handles the closing?
We take care of the title work and closing paperwork for you. Closing is handled through a licensed title company, so your funds and documents are handled by a neutral third party.
Can I leave belongings or furniture behind?
Yes. Take what you want and leave the rest — we'll deal with it after closing. No need to haul anything to the curb.
Your Offer & Costs
Is the offer really no-obligation?
Yes. Getting an offer is free and confidential. If it doesn't work for you, you simply say no — no pressure, no hard feelings.
Will I get a fair price?
Yes. Our offers are based on the local market, the home's condition, and the work it needs — and we'll walk you through exactly how we arrived at the number.
How do you calculate your offer?
We look at what similar renovated homes nearby have sold for, then factor in the repairs and updates your house needs and the costs of buying, holding, and reselling it. We share that math with you, so there's no mystery.
Are there any fees, commissions, or closing costs?
No. We don't charge commissions or fees, and we cover typical closing costs. You avoid the 5–6% agent commission entirely, so the offer we make is close to what you actually walk away with.
Why would I sell for cash instead of listing with an agent?
Listing can bring a higher sticker price on a move-in-ready home, but it usually comes with repairs, showings, months of waiting, commissions, and the risk of a buyer's financing falling through. Selling to us trades some of that top-end price for speed, certainty, and zero hassle. If your house needs work or you're on a deadline, cash often comes out ahead.
How do I get paid?
Your funds are paid at closing through the title company, typically by wire transfer or certified check — your choice.
Tough Situations
Can I sell if I'm behind on payments or in foreclosure?
Absolutely. We work with homeowners in foreclosure and pre-foreclosure regularly. Because we can close quickly, selling before the auction date may help you avoid a foreclosure on your record. The sooner you call, the more options you have.
I inherited a house. Can you buy it?
Yes — inherited and probate properties are among the most common houses we buy. You don't need to clear it out or fix it up, and we can work around the probate timeline. If the estate isn't settled yet, we can still talk through options.
Can you buy a house with tenants still living in it?
Yes. We buy rental properties, including ones with difficult or non-paying tenants. You don't have to evict anyone before selling.
What if I'm going through a divorce?
A quick, simple sale can make dividing a property much easier. We keep things straightforward and work with both parties to land on a closing date that works.
What if the house has liens, back taxes, or code violations?
We can still buy it. In most cases, liens and unpaid taxes are paid off out of the sale proceeds at closing, and code violations become our problem, not yours.
For Investors
How can I invest with Simple Sell Properties?
We partner with private investors to buy and renovate single-family homes in the St. Louis area. You provide capital; we find, renovate, and sell the property. There are three structures: private lending (fixed interest, secured by a recorded lien), a hybrid partnership (base return plus a profit share), and an equity partnership (co-investing in a property-specific LLC).
How is my capital protected?
Each investment is tied to a specific property. Protections include a recorded lien with the county, conservative leverage against the after-repair value, a lender's title insurance policy, being named on the property's hazard insurance, renovation funds released only as work is verified, and closing through a licensed title company.
What's the minimum investment?
Minimums vary by deal. We'll go over current opportunities and amounts on a short introductory call.
Can I use retirement funds?
Often, yes, through a self-directed IRA or 401(k) custodian. Talk with your custodian and tax advisor first.
Do I need to be an accredited investor?
Not necessarily for private lending. Equity partnerships are typically limited to accredited investors. We'll clarify what fits you on our call.
